Boiler Service, explained properly.
A boiler service is an annual inspection, clean and combustion test carried out by a Gas Safe registered engineer, the manufacturer-required check that keeps your warranty valid and confirms the appliance is running safely and efficiently.
Every homeowner and landlord with a gas boiler in Oxfordshire. Combi, system and regular boilers all need annual servicing regardless of age.
Once every 12 months. Landlords must also renew the CP12 gas safety certificate annually. We'll remind you when you're due so nothing slips.
A cheap 'visual' service is worthless. A real service means removing the case, cleaning the burner and heat exchanger, checking gas rate, running a flue gas analyser, verifying seals, and completing the benchmark record. That's what the manufacturer requires, and what actually stops the boiler failing in January.
The cost of ignoring it.
The reason boilers 'suddenly' fail in the coldest week of the year is that nobody looked at them in the warm months when the fault was still cheap to fix.
Voided warranty
Miss a single annual service and the manufacturer can refuse warranty claims. On a 7-year cover that's a big financial risk for the sake of £95.
Carbon monoxide
A dirty burner, cracked heat exchanger or blocked flue can spill CO into the home. A proper service picks this up before it becomes dangerous.
Winter breakdown
Blocked condensate traps, weak diaphragms and tired pumps show up in a service. Ignored, they fail on the coldest weekend of the year when engineer availability is thinnest.
Wasted gas
A boiler running out of range on flow temperature, gas rate or air/fuel ratio can waste 10–20% of the gas you pay for.

What you're actually paying for on a real annual service, and where corners are commonly cut.
What we strip & clean
Combustion chamber, burner, injectors, condensate trap, and where accessible the heat exchanger fins. Rubber seals inspected and replaced as needed.
What we measure
CO ppm, CO/CO₂ ratio, flue temperature, gas rate at meter, inlet working pressure, static and running system pressure.
What we test
Flame failure device, overheat thermostat, expansion vessel charge, PRV operation, condensate route, interlock with room stat and cylinder stat.
Combi vs system vs regular
A combi service focuses on the plate heat exchanger and diverter. A system boiler service adds cylinder controls. A regular boiler service adds F&E tank and open-vent checks.
Hard-water areas
Oxfordshire's hard water scales plate heat exchangers. If we see the signs, we'll recommend a scale reducer rather than waiting for a failure.
Older boilers
Boilers over 12–15 years old often no longer justify servicing. If yours is on borrowed time we'll be straight with you about repair vs. replace, no scare tactics.
Landlord servicing (CP12)
Legally you need an annual gas safety inspection. A service is separate but sensible to combine, see our Landlord CP12 page.

How much does a boiler service cost?
A standard domestic combi service is £95 fixed price. System and regular boilers, or homes with awkward access, are quoted transparently if the price differs.
How long does a service take?
Allow around 45–60 minutes for a proper service. Anyone in and out in 15 minutes hasn't done the job properly.
Do I need one every year?
Yes to keep manufacturer warranty valid, and yes for safety on any gas appliance. Landlords are legally required to renew a CP12 annually.
Does servicing include the CP12?
Yes, for landlords we can carry out the annual service and the CP12 in the same visit. Ask when you book and we'll price both together.
What if you find something wrong?
We'll show you, explain it, and quote a fixed price to fix it. You decide, we won't do surprise work without agreement.
Do you service every brand?
Yes, Vaillant, Worcester Bosch, Ideal, Baxi, Alpha, Glow-worm, Viessmann and more. We're approved on Vaillant and Worcester Bosch specifically.
Can I book a reminder each year?
Yes. Ask to be added to our annual reminder list and we'll contact you ahead of the anniversary each year.
What paperwork do I get?
A completed benchmark logbook page and a service certificate for your records, everything a manufacturer or insurer would ask for.
