Landlord CP12, explained properly.
A CP12 (Gas Safety Record) is the annual gas safety inspection legally required for every rented property in the UK where a gas appliance is installed. It covers boilers, gas hobs, gas fires, meters and pipework, and is issued by a Gas Safe registered engineer.

Every 12 months. A copy must be given to the tenant within 28 days of the check, and to any new tenant before they move in. Records must be kept for at least 2 years.
It's a legal document. It has to be right. Missing checks or forged certificates trigger unlimited fines, invalid insurance and, in the worst case, criminal charges after a CO incident. Gas Safe registered engineers are the only people who can lawfully issue one.
The cost of ignoring it.
The Gas Safety (Installation and Use) Regulations 1998 don't accept 'I forgot'. Missing or invalid CP12s put landlords in the line for unlimited fines and personal liability.
Unlimited fines
The Health and Safety Executive can prosecute landlords who fail to comply. Fines are uncapped and criminal in serious cases.
Invalid insurance
Buildings and landlord insurance policies routinely require an in-date CP12. No certificate = no cover if the worst happens.
Void section 21 notices
You can't validly serve a section 21 eviction notice if the tenant wasn't given a CP12. That's a landlord's most common serious oversight.
Tenant harm
The whole point of the regulation is CO safety. Unchecked appliances cause deaths in the UK every year.

How long does the check take?
A single-boiler property typically 30–45 minutes. Multi-appliance properties (gas hob, gas fire, boiler) take longer.
How quickly can you attend?
Same-week booking across Oxfordshire is normal. For tenanted properties we coordinate access with the tenant directly if you prefer.
What if you find something dangerous?
We classify the finding, isolate the appliance if necessary, and quote a fixed-price fix on the spot. You decide whether we do the remediation.
Is a CP12 the same as a boiler service?
No. A CP12 is a legally required safety check; a service is a maintenance procedure that keeps warranty valid and prevents breakdowns. Both are annual and often combined.
