What we do

New Build & Site, explained properly.

What it is

Full plumbing, heating and gas package for new construction and extensions, from underground drainage co-ordination, hot and cold water design, heating system design and installation, gas supply, sanitaryware second fix, commissioning and handover paperwork.

Who it's for

Developers, main contractors, custom builders and self-builders working on new-build homes, extensions, loft conversions, garden rooms and multi-plot developments across Oxfordshire.

When you need it

Ideally at architect / MEP design stage. Bringing plumbing and heating design into the drawings early avoids the expensive changes that appear when first fix hits site and reality disagrees with the drawing.

Why a qualified team matters

New build plumbing has to hit programme dates, sign off to Building Regs Part G, Part L and Part P (where cross-discipline), and hand over a documented system to the buyer. Missed dates and non-compliant work destroy developer margin.

What happens if it's left

The cost of ignoring it.

On new build, cheap plumbing sub-contractors are the fastest way to blow programme and margin.

Missed programme dates

First fix slipping delays plasterers, screeders and second fix downstream. Programme drift compounds.

Non-compliant systems

Building Control sign-off requires Part G/Part L compliant hot water, unvented cylinder G3 qualification, and correct energy performance. Cutting corners fails inspection.

Poor coordination with electricians

Underfloor heating manifolds, boiler wiring, unvented cylinder controls and immersion supplies all need to be sequenced with the electrician. Uncoordinated = revisits.

Post-handover defects

Buyer moves in, radiators aren't balanced, cylinder recovery is slow, controls aren't paired, post-handover defects damage brand reputation for the developer.

Common mistakes we see

  • Under-scoping the plumbing package to win the tender, then variation-order-ing the developer to death
  • Not coordinating first fix with the screeder's programme
  • Skipping proper heat loss calc on a new build, mandatory under Part L
  • Fitting an unvented cylinder without G3 qualified engineer
  • Missing commissioning paperwork at handover
Our process

How we run the job.

  1. 01

    Design & take-off

We work from architect drawings, produce a plumbing and heating design, and take off materials for a fixed-price tender.

  2. 02

    Programme sign-up

First fix, screed, second fix and commissioning dates agreed with the main contractor programme.

  3. 03

    First fix

Underground drainage coordination, hot & cold water pipework, heating pipework, UFH loops, boiler/heat pump position, gas supply.

  4. 04

    Second fix

Sanitaryware, radiators, taps, showers, boiler/cylinder install, controls, connection and pressure test.

  5. 05

    Commission & handover

System commissioning, benchmark logbooks, heat pump MCS handover pack, buyer walk-through, defect list closure.
